A concrete foundation never fails all at once. It waits until you've finished the basement, put the good couch down there, and gone away for a long weekend.

Foundation Crack Repair
Foundation crack repair is what the phone rings for most, and usually it's a single hairline running straight down a poured wall that's been weeping since the ground let go after the thaw. We drill injection ports every six to eight inches, seal the face of the crack in foundation walls, then push resin through under pressure so it travels the full thickness of the concrete instead of sitting in the skin you can see.
Epoxy when the crack is structural. Urethane when water is the problem.
The bad version is hydraulic cement smeared over the face. Looks tidy for a season, then lets go the next time the wall moves an eighth of an inch.

What the job involves
A concrete foundation job starts long before the mixer backs down the driveway. We dig below the four foot frost line, because a Springfield winter will lift anything shallower and hand it back to you cracked once the ground thaws. A four inch reinforced concrete foundation slab on grade runs about $6.89 a square foot around here, most of them landing between $6.52 and $7.25, and the rest of what it costs depends on depth, footprint, and how close a mixer can park to the pour. An open lot prices out nothing like underpinning a foundation beneath an occupied house off Belmont Ave, where half the material moves by wheelbarrow.
Soil matters too. Wet clay means more stone and a longer footing drain, so foundation drainage lands in the number whether you planned on it or not. Patching a cinder block foundation is cheaper than rebuilding it, right up until the wall bows, and then it isn't. When concrete foundation is the wrong fix
Plenty of the calls I take don't need a new concrete foundation at all. If one corner of your slab has settled but the walls are still plumb and the doors latch, that's slab foundation repair, lifting and grouting, not a rebuild. If the hillside behind the house is creeping toward it, what stops that is a concrete retaining wall, not deeper footings.
Cracks in the front walk, or curbs crumbling along the drive, are concrete paving work, and pouring a structural footing under a sidewalk is money set on fire. Same story with a sunken concrete patio. A warehouse floor breaking up under forklift wheels is commercial concrete flatwork on its own base. Buy the wrong job and the real problem is still there in spring, just hidden under fresh gray.

How long does a new concrete foundation take before I can build on it?
Footings go in first, then forms, then the pour, and on a standard house or addition you're looking at footings one day, walls a few days later, forms stripped about two days after that. You can frame at seven days. Concrete keeps gaining strength for 28 days, so we don't backfill early. Pour in a Springfield winter and we're using blankets and heated water, which adds days.
Is my cracked wall a repair job or does it have to come out?
Most of what I look at gets repaired. Hairline cracks take injection, a bowed cinder block foundation takes carbon straps, and a footing that has dropped takes underpinning foundation work in sections. Replacement is for walls out of plumb by an inch or more. Water still gets in after I painted the inside. Why? Because paint can't beat water pressure. Real foundation waterproofing happens outside: excavate, membrane the wall, lay a footing drain in washed stone with filter fabric, and give it somewhere to go. Depth, access for the machine and how wet the ground already is are what move that price.
